Riyadh Real Estate: The Squeeze
Riyadh's population is projected to double to 15 million by 2030. This demographic gravitational pull, combined with the RHQ mandate, has created an acute supply-demand imbalance in the capital's residential and commercial real estate markets.
Commercial Real Estate Rents
Grade-A office space in northern Riyadh (KAFD and surrounding districts) boasts near-zero vacancy rates. Multinationals rushing to meet the RHQ deadline have driven lease rates to historic highs, forcing many to accept Grade-B space or remote/co-working arrangements to secure compliance.
The Sakani Effect & Household Shrinkage
Historically, Saudi households were multi-generational. Today, nuclear families are the norm, sharply increasing the number of housing units required per capita. The government's Sakani program has successfully pushed homeownership above 60%, but this has heavily indebted the local banking sector to residential mortgages, limiting liquidity for corporate lending.
